ESPC chief quits after 'carrying can' for group's cash woes

THE chief executive of the Edinburgh Solicitors Property Centre has resigned amid rumours he was made a scapegoat for the financially troubled group.
Ron Smith's departure was announced to ESPC members in an e-mail from the group's chairman, Robin Stimpson.

Mr Stimpson wrote: "After eight-and-a-half years in the role of chief executive, Ron Smith has decided that the time is right to leave the
company to develop his other interests."

The ESPC has gone through a torrid six months as the property market has slumped, and the group had to axe 50 jobs earlier this year.

Last night an industry insider said Mr Smith was carrying the can for poor performance during the property market's boom years.

He said: "It's remarkable that it turned in a loss during the heady days of 2006-7. It seems that it has been chronically badly run.

"It seems that it has been run with a lot of fat on it, and we're at a stage in the economic cycle where no business can survive with fat on it. In these circumstances, the head man has to take the fall, he has to take the hit."

The source said that huge amounts of money and time had been invested in online software for ordering surveys, which had proved to be unpopular among property solicitors.

He added that there had been an element of complacency in how the ESPC operated and said it failed to react fully to the burgeoning market in online property searches.

The job losses were announced in February after a fall in the housing market. A similar fall in the group's turnover is expected in its accounts for 2008, but these have yet to be registered with Companies House.

The Edinburgh Conveyancers Forum called for the resignation of the ESPC's management after questions were raised about the body's financial situation.

The forum said ESPC's finances lacked transparency and until this was resolved it would not consider a cash injection.

Responding to the resignation, forum chairman Ross Mackay said: "The Edinburgh Conveyancers Forum welcome this development in light of our previous stated concerns and look forward to hearing from the ESPC as to their plans for dealing with the other issues raised by us with them."

Linda Urquhart, a former ESPC board member, said: "I'm sad. He was good for the company. Does it surprise me? Perhaps not; in these difficult days inevitably somebody looks for a fall guy, somebody to blame."

Ms Urquhart said the group had invested during the boom times for a future that had failed to emerge.

Simon Rettie of estate agents Rettie & Co, said: "I'm not that surprised. It perhaps gives them an opportunity to review what they are offering. I think they have to look at their models and move on."

Mr Smith will remain as chief executive until September.

Mr Stimpson said that the board was now making arrangements to find a replacement.

He also called on member firms to get behind the group: "As the management of the ESPC changes over the next few months, it is important that member firms continue to support us as we make any necessary further changes to ensure the company maintains and where possible improves its support for members in a continuing difficult market."

The chairman of ESPC's Glasgow counterpart revealed last month that talks have taken place on merging the group with the ESPC to create a single Central Belt property centre to help both organisations fight the slump in property sales.

I used to live in Edinburgh but now live in America. I regularly use the ESPC website for possible buying opportunities for investment purposes. I have to say the website is a complete JOKE. It is SO old fashioned in layout, it has never been updated since god only knows when, it's not linked into Googles street maps (which it should be) it doesn't seem to encourage anyone to have top rate virtual tours of properties which are standard for all properties where I live now. If you ever dare point any of this backwardness out to them, then some-one from theit IT Dept will email you and in abusive, couldn't careless terms, will tell you no-else has ever complained! Ok, so that makes it alright then? They should "sack" the lot of them, they behave like bloated, empty-headed, good for nothings, who are not willing to keep abreast of IT and offer the public state of the art web pages.

#1 - strictly speaking, it's not the Solicitor Estate Agents that are in trouble, it's their web 'portal' and it's associated company.

Solicitors are against the Home Reports for two reasons:-

1) As the architect of the Home Report system commented, after Home Reports come on line, there is no reason why missives cannot be concluded within a couple of days! They are unhappy that they are shown up in a bad light for exhorbitant fees for so little work.

2) They no longer get so much kick backs from the solicitors they instruct, as there is generally only one survey on a property!

Yes, the ESPC website is garbage but that's because the amateurs who run the company starved it of resources to pour water down the drain to fund the CEO's folly - movemachine.

Supplying paying members a return for their money was never a priority under this man and a lot of good people have paid for it with their jobs - thank God this man has too. Unbelievable he's being allowed to hang on when he should be stripped of his stripes and piped out!

Fall guy? Another smoke screen to the truth! Some people will never die in their bed!

A few useless management still to go though.

This is a good day!

The GSPC website won a DADI award in 2008 for 'Best Professional Services Website or Campaign'.

The firms Home Report System has also been nominated in 'Orange Best Use of Technology in Business' award at this years National Business Awards for Scotland.

They should simply follow the example of the ASPC which despite having far less population to keep it afloat remains the best property search site there is in Scotland, if not the UK.

Concentrate on the core business - selling propery for solicitors!

Since the Company's financial situation is in a mess and there is no money why is Ron Smith being allowed to stay until September?He shouldn not be getting paid.No doubt there will be more redundancies to cover his costs!The 50 job loses mentioned are actually the tip of the iceberg if you look over the last year more like 100. Also the Chairman should not be allowed to find a replacement.Afterall he not only chose Ron Smith but he has allowed him to continually and consistently ruin the company (under the guise of a property market slow down as the company would be in this mess with or without the current economic challenges).Mr Stimpson also allowed the whole movemachine and Derek Lithgow escapade to happen!

2+ years ago when things started to go very wrong at ESPC as a result of bad or no decision making, weak management and the sheer incompetence of the CEO and his Directors, a few people in the know predicted that as the market was slowing this would be used as an excuse for all their mistakes and lack of success. Now they are screaming 'It's not me, it's the market'. To set the record straight yes the market has been/is not good but ESPC would be in the mess anyway. They wasted the money they made in the boom, they ignored their core business, they continued to allow incompetence and 'fat' throughout the organisation, and they wore down and drove out anyone with good skills who tried to do the right thing by the member firms and staff. I agree with the staff concerns above and have to ask how could the Chairman have let this happen? A source close to the organsiation has revealed that it is a wonder the organisation is still around as they should probably be declared insolvent which goes back to the point in the article above about why last years accounts have yet to be finalised or registered with Companies House. One last point: Ron Smith is not carrying the can or being the fall guy for anyone but himself. He has bled the company dry and it looks like he will continue to until September and the member firms and staff are the victims. Shame on him!

Wow, aren't postings now getting right to the heart of the truth!

Rather than a fall guy the man with the stripes manoeuvered everybody who fought for the core business out the door. The Board bought 100% into this man's folly - but more fool them for failing to appoint someone with a track record in business.

As the signs were there for the "normal" staff to see what was happening (for 2 solid years) his unwillingness to bend the knee and see sense was put down to pure obstinance and arrogance. He became so associated with the Movemachine project - while bleeding the ESPC members dry and giving a poor return from their investment - it was obvious to all if it went down so would he.

Rather than accept what we all saw as the blatently obvious he preferred self preservation and while expressing poor business acumen pulled everyone and everything down with him.

Stay till September? The Board and remaining Management Team who were all labelled as incompetent by staff and Members should go. And go NOW!

What a sad reflection that the comments I left have been deleted, as they say the truth hurts, its typical that once again people are not allowed to speak their minds as was the case when staff tried to speak up and point out the problems in the said work and trying to ignore the comments will not make the problem go away, we all know who is to blame for the downfall of the company and nothing will change this opinion. No names are mentioned in this new comment so will see if this is also deleted.

Wow, The Scotsman REALLY doesn't relish criticism of the ESPC... however, here's a trick; anytime you find one of these 'deleted for no reason' comments, search for the article title in google, and if it shows 'cached' under the abstract from the page, click on that and sometimes the cached version still has the deleted post.

Then copy/paste it and post again here so's we can all see it!
